Rent the Barn


If you would like to rent out the whole property we completely understand – it’s a lovely place for a family get together, a catch up with friends, host your book club or throw a (well behaved) party.

Hire of the whole barn starts at £1,950 for a long weekend.

  • The Barn can be rented out either on a B&B or self-catering basis (more below to explain exactly what that means) – whichever option works better for you.  We can also be used as a location for filming, photo shoots etc. (see in the section below). Please click on the map to get a sense of how it all fits together (there are plenty of photos of the bedrooms on the booking page).  All the areas apart from the area shaded dark grey on the right are for you to enjoy! Not forgetting five acres of garden and woodland….

 

 

Bedrooms one to four follow the same layout with king size beds set on an airy plywood mezzanine – lie in bed and take in the Suffolk skies through a huge roof-light (complete with solar operated blinds). Mezzanines are access by a beautiful ply staircase (a few people thought that they required a ladder so we thought we should make that clear!).  All beds linen is 100% cotton pillows a choice of feather or hollow fibre. Downstairs is the sitting room – read a book, look out the garden or watch TV (if you have time) – with doors leading to the garden. All rooms have compact – but perfectly formed – bathrooms – bedrooms one and two have wet room style showers. Bedrooms three and four have baths in which to soak and indulge.

Bedroom Five is our ‘Garden Room’. Laid out on a single storey (fully accessible for wheelchair users or for guests that would rather not negotiate stairs at bedtime) it enjoys the full height of the roof and sweeping views across the garden to be enjoyed from a comfortable sofa. There is both a fully accessible shower and a luxurious bathroom.  

There is an ottoman that expands to a comfortable single bed (Bo Concept Xtra) in each of the rooms so that we can accommodate up to fifteen people.  We also have a cot which you are welcome to use.  We don’t have high chairs etc so if you have young children you had better bring your own kit (by all means discuss it with us before hand).

For anyone renting the Barn on a ‘self catering’ basis our beautiful and well equipped kitchen (complete with a huge copper topped island) is completely at your disposal.  With a large Siemens induction hob and two ovens (one with integrated microwave) you can easily cook up a storm.  We also have dozens of cookery books to inspire.  

You are welcome to help yourself to our Honesty Bar – both alcoholic and non-alcoholic drinks.  Just make a note and then we can settle up at the end.

As you can see from the floorplan we do live at one end of the Barn however we are entirely self sufficient (without our own front door) so you can see as much or as little as you wish!

How it works – the whole Barn can be rented in two different ways:

  • Bed & Breakfast – you get the full run of the place, a delicious breakfast prepared by Bruce but unfortunately no access to kitchen.  Please look at the B&B page for an idea of what is on offer.
  • Self catering – this foregoes Bruce’s breakfast but the kitchen is all yours including a huge range of recipe books to provide inspiration!

Rates – Prices for rental are set out in the table above. They vary according to which days of the week you want to book and what time of the year. Please note that peak rates apply for Christmas and New Year bookings.

Availability – please look at the booking page.  As we are a B&B, we recommend that you enquire well in advance if you want the whole building.

Minimum Stay – During peak season (May – Sept)  there is a minimum stay of three nights and two nights during the rest of the year.

Payment – we are happy to accept payment by bank transfer, cheque or by card (visa debit and visa credit – not American Express unfortunately)

Deposit – As a small establishment we request a deposit of 50% to secure your booking.  Given the significance of a whole barn booking for a small business like ours, unfortunately the deposit is non refundable. Should you cancel less than a month before the booking then the cost of the reservation will be due.    The balance of the bill is then payable on check out.

Check In – is from 4:00 pm till 6:00 pm though an earlier check-in is available on request.

Check Out – is 11:00 am (there may be some room for negotiation for late risers!)

Accessibility – We would like everyone to feel at home – please let us know what we can do to make your stay as comfortable as possible – either on booking or on arrival.  Bedroom Five is fully accessible – as is the Barn and Barn cloakroom.  For more information about accessibility please contact us for our Accessibility Management Plan.

Children – children of all ages are welcome when you book the whole house.  As it’s our home we do ask that guests (of any age!) look after it – we are happy to move fragile things out of the grasp of small hands.  As there is a small stream running along the edge of the garden and lots of large trees in the woods – parents should be vigilant!

Dogs – rooms one, four and five are dog friendly, but we ask that dogs stay out of the bed! Well behaved dogs are welcome to join you in the Barn and of course are welcome to roam around the woods but be aware that we are not fully fenced in! 

Cats – Please also note that we do have cats. Although they are not ‘allowed’ in guest areas, people we know that it can be problem for some people with allergies.

Location – From time to time we have hosted fashion/ product shoots etc.  If you are interested in Five Acre Barn as a location please get in touch.  Prices depend on how much access you need (i.e. whether we can provide a location alongside B&B or whether you need access to the entire space).  As we are a B&B obviously we can provide accommodation for your team.

Data Protection – we know that keeping your information private is very important to you.  We are required by law to keep a record of people who stay but we do not disclose that to anyone other than the relevant authorities, if required.  If we have your email address then we will send you our newsletter (which we may do through a 3rd party emailing service like mailchimp) but you will always have an option to say ‘no thanks’.  We would never share your information with anyone for any other reasons. If you have any concerns please do ask.

Personal Chef

These days it is not just Russian Oligarchs who can call on the services of a personal chef

There are some great local restaurants but as the Barn is a lovely space – why not relax ‘at home’ with your own personal chef taking the strain (and avoid the expense of taxis and expensive wine lists). 

We are very lucky to be able to offer the amazing culinery skills of Sophie Calver. Sophie hails from Suffolk and her passion for travel and food has seen her working in Palm Beach, Long Island, Cape Cod , France, Switzerland and of course London (working at the Enterprise Bar & Restaurant in Kensington). Sophie has also lots of events and personal chef experience – including as the personal chef to the Budweiser family. Combining travels through Nepal, India and Sri Lanka its not surprising that Sophie’s cooking is truly global.  Sophie’s versatility doesn’t end there – whilst keeping the most ardent carnivores happy, Sophie loves to cook with Suffolk’s fine seafood as well as creating delicious vegetarian, vegan and gluten-free dishes.

Arranging a personal chef couldn’t be easier. We provide contact details when you book. You then can check availability, agree the menu etc directly with Sophie.  On the night Sophie will take care of everything – so great food, great atmosphere and no washing up!
