B&B Rates/ T&Cs

We want you to feel entirely at home when you stay at Five Acre Barn – read the papers in the Barn, fix yourself a drink, settle down with a book in the garden, huddle round the fire pit, test your knowledge of the Milky Way or, if you are feeling energetic go for a wander through the woods and beyond.

All our light, bright, rooms can be found in the new cedar clad extension, enjoying soaring ceilings (six metres at the highest point), polished, heated concrete floors and access to the garden.

Bedrooms one to four follow the same layout with king size beds set on an airy plywood mezzanine – lie in bed and take in the Suffolk skies through a huge roof-light (complete with solar operated blinds). Each mezzanine is accessed by a beautiful ply staircase (a few people thought that they required a ladder so we thought we should make that clear!). All bed linen is 100% cotton and pillows a choice of feather or hollow fibre. Downstairs is the sitting room – read a book, look out the garden or watch TV (if you have time) – with doors leading to the garden. All rooms have compact – but perfectly formed – bathrooms – bedrooms one and two have wet room style showers. Bedrooms three and four have baths in which to soak and indulge.

Bedroom Five is our ‘Garden Room’. Laid out on a single storey (fully accessible for wheelchair users or for guests that would rather not negotiate stairs at bedtime) it enjoys the full height of the roof and sweeping views across the garden to be enjoyed from a comfortable sofa. There is both a fully accessible shower and a luxurious bathroom.  There is also a ottoman that expands to a comfortable single bed.

We use delicious Laura Thomas Co products – www.laura-thomas.com – in our bathrooms.  Made in North Berwick they only use natural scents – combining delicious notes of floral, citrus and herbs.

We keep it nice and simple – with two seasons May - September and October to April (apart from Christmas and New Year).

Single Occupancy – all of our rooms are doubles, we are only able to offer a limited discount for single occupancy – £10 per night.

Additional Occupancy – we are able to provide an additional single bed (we use Xtra from Bo Concept) in any of the rooms at the additional charge of £30 per night.

Availability – please look at the booking page. If we are booked it might be worth letting us know so that we can contact you in event of a cancellation.

Minimum Stay – On Fridays and Saturdays there is a minimum stay of two nights (both peak and non peak periods). This doesn’t apply for any other nights.  We should mention that guests generally regret only staying a single night!

Single night stays – If we agree to a single night stay then we will charge an additional £25.

Payment – we are happy to accept payment by bank transfer, cash or by card (visa debit and visa credit, not American Express unfortunately).

Deposit – as a small establishment we request a deposit of 25% to secure your booking.  For bookings of two rooms or less this  is refundable should you need to cancel up to 2pm two weeks prior to arrival. If you cancel later than this the total cost of the reservation will be due.  

Vouchers – if you would like to gift someone a stay at Five Acre Barn we can provide a tailored voucher.  Just drop us a line…

Check In – is from 3:00 pm till 6:00 pm though an earlier check-in is available on request.

Check Out – is 11:00 am (there may be some room for negotiation for late risers!)

Housekeeping – If you would like to have your room made up – tea tray refreshed, bed made etc – then please put the ‘make up my room’ sign on your door handle and we will see to it.  If you would rather that we left you in peace you can still bring your tray into the Barn and we will refresh it.  Note that we don’t replace towels on a daily basis but will of course on longer stays.  That said, if you have a sopping towel please do let us know rather than suffer in silence!  In general if you need something its best just to ask and we will endeavour to provide it.

Food and Drink – although there are not fridges in the room there is a guest fridge/freezer in the Barn in which you can keep things cool.  When staying on B&B there is not the option to self cater but we don’t mind you bringing back fish and chips etc and eating it in the Barn. If you fancy a drink we have a range of alcoholic (spirits, beers and wine) and non alcoholic drinks – just help yourself, make a note and settle up when you check out.

Electric Cars – we have three electric car charging points so you never need to worry about not being able to get a full charge (and it beats sitting in a super market car park).  We provide cards to monitor usage and then settle up on check out.

Bikes – We have a secure bike shed for up to six bikes – though if you wish to keep them inside then of course that is fine too.

Accessibility – We would like everyone to feel at home – please let us know what we can do to make your stay as comfortable as possible – either on booking or on arrival.  Bedroom Five is fully accessible – as is the Barn and Barn cloakroom.  For more information about accessibility please contact us for our Accessibility Management Plan.

Children – in order to maintain a relaxing environment we don’t allow children under the age of 12 

Dogs – we love dogs and Ruby, a wire-haired Viszla and Lola, a black lab, are  always on the look-out for company. All rooms are dog friendly, but we ask that dogs stay out of the bed! Well behaved dogs are welcome to join you in the Barn. We prefer that dogs don’t come to breakfast – but we are pragmatic if dogs aren’t good on their own. Your dog is also welcome to roam around the woods but be aware that we are not fully fenced in! 

Data Protection – we know that keeping your information private is very important to you.  We are required by law to keep a record of people who stay but we do not disclose that to anyone other than the relevant authorities, if required.  If we have your email address then we will send you our newsletter (which we may do through a 3rd party emailing service like Mailchimp) but you will always have an option to say ‘no thanks’.  We would never share your information with anyone for any other reasons. If you have any concerns please do ask.

BREAKFAST

We are lucky that Suffolk offers so much great produce and we source as much as possible locally.

We pride ourselves on our tasty and varied offerings which include:

  • Full English
  • Eggs – as you like – Eggs Benedict, over easy or sunny side up
  • Mushrooms on Toast
  • Yoghurt with fruit Compote
  • Scrambled egg with Smoked Salmon
  • Waffles and Pancakes
  • Homemade granola

We also offer seasonal specials and will endeavour to provide your favourites – given a little notice.

Breakfast is served in the Barn or out on the deck weather permitting.
